Many people have discovered that the best way to make real estate a great investment is to buy fixer-upper properties at a discount, make repairs that will increase the property value to that of its neighbors, and sell the property for a substantial profit. Others look to fixer-uppers for their next rental or live-in home. In this class, you will learn how to find fixer-uppers, uncover the critical characteristics of a property and location that make a property financially attractive, learn when it makes sense to become a real estate agent to sell your own property, find out the most rewarding repairs to make, the importance of staging, and the risks and rewards of making fixer-uppers your full-time business. This fully-packed, one-day seminar/workshop can help you find distressed properties and show you how they can be acquired at a substantial discount. In the morning seminar, you will learn different ways to purchase properties, the laws that affect the purchase of foreclosures, and how to evaluate risks and rewards. You will become familiar with the documents and forms through which property purchases are made. Innovative research techniques will be introduced that will increase the profit potential in each property.
In the afternoon, you will apply your understanding of the five ways to purchase distressed property by evaluating an actual foreclosing property for profit. You’ll be going through the step-by-step process of looking for high equity property by finding the fair market value, uncovering total debt, and developing an offer to present to the defaulting owner before the trustee’s sale. You will be shown how to establish a fair offering price that should be attractive to the defaulting owner or REO lender and how to get agreement on this price. Pros sell, then write! If you're not selling almost everything you write for magazines and newspapers, you should register for this class.
The instructor draws from his own book, How to Sell 75 % of Your Freelance Writing, for the core information, plus adds 30+ years of professional experience, including 1,700 freelance articles in print. This workshop focuses on nonfiction articles and books and explains how to use the professional system with predictably lucrative results. Topics include:
